With a goal of capitalizing on the final developable site of a thriving office park, Brandywine Realty Trust decided to enter the local retail market with a new building. Recently completed and 100% leased, the new facility is well positioned to serve this affluent Main Line community, nearby corporate tenants, Brandywine's own headquarters and an adjacent high school.
With the building footprint previously established and approved by the local municipality, Granum A/I's challenge was to create an appealing architecture with interesting material choices and sophisticated, yet simple building forms. The structure's prominent south and west façades are clad in a terra cotta shingle rain screen system, positioned above tall glass retail storefronts. An internally illuminated sign band, embedded in the terra cotta wall, extends beyond the building corner to form a roof covering for the west tenant's exterior dining terrace.
Brick cladding is used on the building's north and east walls, to relate the building to its neighbors. Rooftop mechanical equipment is screened with a corrugated metal panel system which cantilevers beyond the building's north façade. This cantilevered mass protects service entrances from the weather and forms a dynamic mass in this building's architectural composition.
